Service to our clients who wish to avail of a professional Letting Service.
Our Service

The Steps we take:
1. Valuation
We will arrange an appointment
with you at your property to discuss the rental estimation. At this appointment
we will furnish you with a blank Lease Agreement and discuss any special
conditions you may have.
2. Advertising and Marketing
Your Property
Your Property will be advertised
on MyHome.ie, Daft.ie and our own website Maguirefay.ie. Your property
will be also placed on our Rental Lists and displayed in our office windows.
3. Viewings
Maguire Fay will arrange selected
times and accompany Prospective Tenants to your property. Interested Prospective
Tenants will be asked to provide three type of references:
· Full Time employment reference
· Previous landlord reference
· Bank reference ( if applicable)
4. References
We will check the references
and report it to back to you for your concideration.
5. Leases And Agreements
Maguire Fay policy is to take
one month's rent in advance plus a security deposit (equal to one month's
rent) before the day of moving in. Be Assured keys will not be handed
over until the Lease and the full deposit / one month's rent is collected.
6. Private Residential
Tenancies Board
Maguire Fay will make sure
that Private Residential Tenancies Board Form is filled out, and tenants
are registered.
7. Standing Order
New tenants shall be issued
with the bank details of the Landlord/Lady and instructed to set up a
standing order immediately.
8. Change over Bills
Maguire Fay will ensure that
ESB, GAS, NTL contracts will be transfered into new tenants names
9. Inventory
A detailed inventory of the
contents in the unit is carried out.
10. Completion of Letting
Only Service
Landlord/ Lady will be then
sent:
A cheque for the deposit and
one month's rent ( minus our fee, VAT)
The Leases signed by the tenants
(which will need to be signed by the Landlord/Lady and then of the copies
sent back to the Tenants)
An Invoice for the Letting
Service, provided by Maguire Fay
If Maguire Fay ARE
NOT managing your property, then you will be supplied with
the contact telephone numbers of your new Tenants and they will be supplied
with your contact details.
However
if you decide to go ahead with full Management service, which will take
all the hassle away from you, please see the detail below.
Full Management Service:
-Starts on the day of occupation.
-The tenant is instructed to
direct all inquiries to us, and we will attend them immediately.
-We will deal with all the
day to day problems, such as calling handy man, provide neccessary repairs
ect
-We
will check on your property twice/three times a year.
